Probably in the area of 500-1000 credits per square foot per month, pricy but consicering the access to clientell worth the cost. This is based on real word figures for office real estate in major metropolitan areas (x3)

The one you mentioned about the players of sufficient experience to generate ideas and plots for the Gm. I also use the off the cuff technique for running spontaneously. I had some very good GM teachers early on. I always still try to pick up new techniques for constant improvment in GMing techniques.

I usee something similiar with way points for the characters to reach in whatever way they go. So therefore I'm ready for most things. Except for the library incident.
